These Terms and Conditions govern the use of the website borgosanda.com and the booking and stay at Antico Borgo Sanda Lago Maggiore, a family-run Bed & Breakfast located in Via Sanda, 16, Casalzuigno (VA), Italy. 

By completing a booking or using this website, guests confirm that they have read, understood, and accepted these Terms and Conditions in full.

Reservations can be made directly through our official website at borgosanda.com or through authorised online travel agencies (OTAs) such as Booking.com and Expedia. A booking is confirmed only upon receipt of a booking confirmation email sent by the host.

Direct bookings made through borgosanda.com benefit from preferential rates. These rates are non-refundable as specified in Section 4.

All payments for direct bookings made through borgosanda.com are processed securely via Stripe, a third-party payment service provider. Accepted payment methods include major credit and debit cards (Visa, Mastercard, American Express).

All prices displayed on the website are quoted in Euros (€). The full amount for the stay is charged at the time of booking confirmation. No additional fees are applied by the host beyond the displayed price, however your card provider may apply foreign transaction fees depending on your country of residence.

Antico Borgo Sanda does not store or have access to your full card details. All payment data is handled directly and securely by Stripe in accordance with PCI DSS standards. For information on how Stripe processes your data, please refer to Stripe’s Privacy Policy at stripe.com/privacy.

Check-in: from 15:00 to 17:00

Check-out: by 11:00

Guests are kindly requested to inform the host of their expected arrival time in advance. Arrivals outside the stated check-in window must be agreed upon directly with the host and are subject to availability. Late check-out may be arranged upon request and subject to availability, but cannot be guaranteed.

All direct bookings made through borgosanda.com are non-refundable. By completing a reservation on our website, guests acknowledge and accept that no refund will be issued in the event of cancellation, modification, or early departure, regardless of the reason.

For bookings made through OTAs (Booking.com, Expedia, etc.), the cancellation policy of the respective platform and the rate selected at the time of booking shall apply.

We strongly recommend that guests arrange appropriate travel insurance to cover unforeseen circumstances.

Antico Borgo Sanda is an adults-only property. Guests must be 18 years of age or older.

Pets are not permitted on the premises.

Smoking is not permitted inside the property.

Guests are requested to respect the quiet enjoyment of the property and neighbours, particularly during evening and night hours.

The property is a historically protected residence. Guests are kindly asked to treat all furnishings, antiques, ceramics, and fixtures with care. Guests will be held liable for any damage caused during their stay.

We are responsible to you for foreseeable loss and damage caused by us. If we fail to comply with these Terms and Conditions, we are responsible for loss or damage you suffer that is a foreseeable result of our breach, but we are not responsible for any loss or damage that is not foreseeable.

We do not exclude or limit in any way our liability to you where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or that of our staff.

We are not liable for business or indirect losses. We are not responsible for any loss of profit, loss of business, business interruption, or loss of business opportunity.

The host shall not be held liable for any loss, theft, injury, or damage to persons or personal property occurring during the guest’s stay, except where such liability arises directly from gross negligence or wilful misconduct on the part of the host. Guests are responsible for their personal belongings at all times.
